However, the existing apartment building at 33 Davisville will remain as part of the proposal.

Who is the developer?
Osmington Gerofsky Development Corp (OGDC) is a real estate development company working with the owners of the property to obtain planning approvals for the development of the lands
What is currently on the site?
The site is privately-owned land that is currently vacant. The site also includes 33 Davisville for application purposes because the underground parking structure of 33 Davisville extends into and is located within the boundaries of 60 Balliol. The existing apartment building at 33 Davisville will remain.
Will the existing building at 33 Davisville be torn down?
No. The existing building at 33 Davisville will not be torn down as part of this proposed development.
Is 60 Balliol Street a park?
The lands at 60 Balliol are privately-owned, include an underground parking garage, and are not a public park. The City’s Official Plan designates these lands as parkland. That designation may mean it is a future aspiration of the City’s; but it does not reflect the current ownership or what is there today. The Official Plan outlines that where lands designated as parkland are privately owned, the City may seek to purchase the lands. To date, the City has not approached the owners to purchase the lands.
What are the plans for the site?
The proposed plans include a 39-storey condominium, inclusive of a 6-storey podium. The podium stretches along Balliol while the tower portion rises on the west side of the site. The existing underground parking at 33 Davisville/60 Balliol would become a part of the re-designed underground.
What will happen to the underground parking at 33 Davisville if the proposal is approved?
The underground parking that exists at 33 Davisville and 60 Balliol would be altered as part of the development. The underground parking will be closed during construction. The plan includes demolishing large portions of the garage and rebuilding it to accommodate the new development. Accommodations would be made for tenants who currently use the parking garage during the construction period and replacement tenant parking would be provided when construction is completed.
What stage in the process are you at?
There are three applications that will be submitted to the City of Toronto shortly for the proposed development: Official Plan Amendment, Zoning By-law Amendment, and Site Plan Control application. Once these applications are submitted, the formal city review process begins, which includes consultation with the community. A decision on the applications by City Council is not expected for 18 months to 24 months.
If approved, when could construction start?
The application review process for any new development in the City of Toronto takes several months. There are many steps that need to take place before construction would be permitted to take place, which includes consultation with residents and the community, review by City Staff and ultimately, approval by Toronto City Council. While we cannot offer a guarantee on timing, typically the approval process can take from 18 months to 24 months.
